When looking to purchase a house, buyers typically wonder if they should buy a new house or an old one. Older homes are gorgeous, but they can cost a lot of money. So, why exactly are buyers opting for new construction homes these days? Below are some of the many good reasons that buyers are choosing newer homes now, more than ever (and why you probably should too!)


The first reason buyers like to purchase brand new homes, is that they’re able to design it however they want to. They can pick their own lighting, cabinets, and countertops. They can make their own call as to how many rooms the house will have, and the sizes of those rooms, and where in the house they will be located. They don’t have to worry about tearing down wall partitions or adding extensions to the house. They like not having to deal with any kind of remodeling or repairing. Yet another big reason that buyers are picking newer homes is that they save money regarding energy. It takes a lot of energy to run a house, and buyers these days are “going green.” Older houses generally have very thin windows, for example, which don’t do anybody any favors when it comes to heating and cooling a house.

Also, repairs are almost never needed, and if they are, they are much cheaper than in an old house. If something goes wrong in an old house, its usually due to one overall problem that is affecting many areas of the house. They usually are also in safer locations, and, safer in general. Wiring can be tricky in older homes, as it needs to be replaced often.     What are some more considerations in terms of buying an older home versus a newer one? Looking to buy a house at the end of the year, and am exploring my options.

    A newer home might be neglected or full of cheap fixtures just as an older home might be in good condition and packed with upgrades. Yet more often, the newer home will be more contemporary and less in need of immediate repairs while the older home will be out of style and have at least some deferred maintenance.

    The cost of repairs, maintenance, replacements and upgrades tends to make older homes less desirable, and thus more affordable than newer residences, even though the savings at the time of purchase is often offset over time.
